Very historical building. Cleaning was perfect. The staff was very kind. The breakfast was perfect. The location was wonderful.
You will stay in Hotel Romanico. Residenza Luxury in Rome is just an annexe of Hotel Romanico. The windows are looking to the air well. So sometimes some bad smell may come into your room like cooking smell. The staff does not know English except reception. So you have to learn some Italian words.
The front door is ugly, the passageway worse, the elevator antediluvian, the room was small but comfortable. Plastic tumblers in a "luxury" hotel? None of the photographs that appear on the Booked.net web-site are of the Residenza "Luxury". They are of the Romanico Palace Hotel next door. We moved to the main hotel. Big mistake. Wifi hopeless, telephone in the room did nort work, door handle fell off, plastic tumblers, just hopeless.
The rooms are contained within a building with lots of other random businesses. Whichever business was above us was very noises from very early in the morning and late at night so we had very little sleep.

The 'Residenza' is actually a flat in the building attached to the hotel next door , with reception, breakfast and spa facility in the separate building. Internet was very slow and was working only in the hotel reception and bar next door !!! Spa facility was also next door ( no direct connection from the apartment) and was only opened from 3 to 7pm upon early reservation First night we spent in a very noisy room with a generator just outside the window working all night ( thanks to a very friendly stuff the room was changed for remaining days)

It's not luxury, it's fake and fraud! Interiors are far from chic and antiquity - it's only cheap painting and poor made furniture. The stuff is totally unfriendly, according to the hotel's policies you can't even take food and drink from the outside! On top of this breakfasts are awful - cheap salyami and bread with not-natural juice and disgusting coffee - it's not a 4-star hotel, as they call themselves. Wouldn't ever recommend this hotel. Total fail in terms of money-quality.
The staff were very friendly and helpful, the room was a good size and the gym facilities were great.
The rooms were clean, the staff friendly, and the location was very good: a 5 mn distance to via veneto, the bus stops right in front of the hotel.
The building smelled bad, the breakfast was boring and had little variety.

Restaurant only opened for breakfast, the water in our shower was barely warm and air conditioning was turned off and at night room was far too stuffy bar only served wine and shorts we didnt stay in residenza we stayed in hotel romanico dont know if it is all the same??
The room was nice with new furniture and very clean. The location was quite good, just 15 minutes walk from Piazza di Spagna. The staff was polite and always at our disposal to assist.
There was no sign that the hotel's reception was at the hotel Romanico next door, so we had to figure it out ourselves. The rooms of Luxury Residensa are not located inside the hotel, but at a separate building next door (just the 1st floor). one of the rooms were given was at the back side of the building where all the air condition generators were located and the noise was very frustrating (during day & night).
Location was the best advantage of this hotel. We were within walking distance to Spanish Steps and a few other main attractions.
Hotel staff were not very friendly or helpful. The room was clean but very small. We had a room facing the street so couldn't open the window at night. There wasn't air-conditioning, only a room fan, which made it stuffy at night.
I liked the location. Residential area and embassy area, really safe to walk at night. The room was very nice and quiet. The shower was really good. Breakfast was good for italian standards, for us was more than enough. We could leave the pram downstairs, that was good because the lift was a bit narrow and the pram didnt fit. The bellboys were always nice. Airconditioning worked perfectly.
No internet in the room, and we always looked for hotels with internet in your room. but after talking to two different staff members, finally the second day, they gave us breakfast in return. We stayed in the rooms that are next door, they bought this part and they are still working in connecting all the floors with the main building of the hotel, that's why our floor didnt have internet.
The friendliness of the staff.
Considering what I paid, the room did not reflect this. Our room did not come with the jacuzzi as stated on inventory and the spa facilities come at an extra cost.Our room was not part of the actual hotel but a building of flats next to it. And the view outside our windows were of air vents? Not what we expected or paid for our honeymoon.

I booked the hotel's private taxi from hotel to airport fee should be 50€ but at the airport taxi driver asked me 70€. When I paid only 50€ which prize was agreed with reception - fix 50€ the driver @ the airport started to yell at me fron of other people..... my advice - do NOT take the hotel's private driver
When we got to the check in, they told us that our would be in the main building: hotel romanico building. The room was beautiful and bathroom really clean and nice. There were shampoo and shower gel, hairdryer in the room. Bed was little bit hard, but I slept great on it. Everything worked fine. Staff varied. Some people were SO nice and some older men were nice, but not that eager to help. We had breakfast included in the room price. Breakfast was toast, ham, cheese, jelly, pastries, coffee, tea, juice. It was okei, but if it didnt include in the room price, wouldnt have gone there: expensive!!
Location wasnt that great. We are fit and are used to walking, so no problem, but if you dont want to walk or take expensive taxi, avoid this hotel. You walk maybe 10min to square where you can take buses to different directions. I got a good deal to this hotel and it was really nice, but next time would propably stay closer to areas like: trevi, pantheon, navina, trastevere. The hotel room is 4 star, but other parts of the hotel feels like 3 star.
